Overview

The McKinney Flour Mill has long been a recognizable historic structure within McKinney, Texas, a building layered with industrial history, architectural texture, and community memory.

Originally operating as a working flour mill, the building later evolved into a space housing retail stores and event venues on its first floor. The owner envisioned its next transformation: a 35-room boutique hotel that would celebrate the mill’s character while introducing a modern, design-forward guest experience.

AMMP Studio was contracted by the project’s lead architecture firm to provide interior design services for the hotel conversion, shaping a hospitality environment that feels both rooted in history and undeniably contemporary.

Who is the McKinney Flour Mill?

The McKinney Flour Mill is a historic industrial building located in the heart of McKinney, Texas. For decades, it served as a working mill, a place of production and labor that contributed to the local economy and identity.

In more recent years, portions of the structure were adapted into retail and event spaces, allowing the building to remain active while preserving its historic framework.

The current ownership vision seeks to expand that impact by transforming the mill into a 35-room boutique hotel, one that draws both visitors and locals while reinforcing downtown McKinney’s growing hospitality presence.

The building itself is the brand. Its exposed structure, industrial proportions, and historic materials provide the foundation for a design story that cannot be replicated in new construction.

The Challenge

Adaptive reuse within hospitality can be complex.

Unlike new construction, the McKinney Flour Mill presents fixed structural constraints, irregular shapes, and existing material conditions that must be preserved while accommodating modern building codes and guest expectations.

The project requires addressing several key design challenges:

Preserving visible historic elements without compromising comfort

Designing 35 unique guest rooms within an industrial framework

Integrating hospitality-level bathrooms, finishes, and lighting into existing structural bays

Creating a cohesive brand identity while allowing individual room for character

Supporting restaurant and shared social programming within a formerly industrial setting

Additionally, AMMP Studio was brought onto the project specifically to collaborate with another architecture firm. Interior design needed to align seamlessly with architectural planning already in motion, requiring careful coordination and communication.

The owner’s direction was clear: Maintain the charm. Keep the historic pieces. Make it cool.

The challenge was ensuring that “cool” translated into thoughtful, enduring design rather than trend-driven aesthetics.

The Strategic Approach

Designing With, Not Against, History

Rather than overlaying a generic boutique aesthetic, AMMP Studio approached the interior design as a dialogue with the existing structure.

Exposed materials, structural elements, and historic textures will be preserved and utilized as focal points rather than concealed. New finishes will be selected to contrast and complement the building’s original fabric, creating visual layering that feels authentic rather than staged.

Where industrial roughness exists, intentionally selected materials bring balance. Where structural repetition defines the space, curated furnishings provide warmth and comfort.

Creating a Cohesive Boutique Experience

A successful boutique hotel feels curated and intentional. It offers personality without sacrificing comfort.

For the McKinney Flour Mill, this means:

Thoughtfully designed guest room layouts shaped by existing structural rhythm
Carefully layered material palettes that blend industrial and contemporary elements
Custom furniture and fixture selections that reinforce brand identity
Lighting strategies that enhance atmosphere and soften industrial volumes

Each of the 35 rooms will feel distinct, yet unified through a shared design language. Industrial proportions and historic textures remain present, yet framed within a refined hospitality experience.

Enhancing Social and Shared Spaces

The building’s prior life as a retail and event space informs its future as a hospitality space. Shared spaces within the hotel are being designed to encourage gathering and interaction.

Interior design strategies support:

Smooth transitions between guest rooms and public areas
Activation of lower-level restaurant and social zones
Visual continuity throughout the building
Memorable design moments that reinforce brand identity

These communal areas will contribute to the building’s role not only as lodging, but as a downtown destination.
